What are some of the most promising real estate investments for 2011? We list down our top ten list…

Although 2010 witnessed a slew of property cooling measures, analysts expect the luxury sector to continue doing well.

“We expect the luxury market to hold up well against the recent property measures but the price increase will be very moderate as there is a substantial number of high-end units due for completion until 2011 and many are unsold,” says Chua Chor Hoon, Head of Southeast Asia Research for DTZ.

Singapore’s luxury sector is still attractive, drawing in foreign investors from China.

According to DTZ, they are now the dominant buying force in the high-end market.

In fact, in June this year, a record price was achieved when a Chinese national paid S$36 million for a private bungalow in Sentosa Cove.

There are many reasons driving demand among the wealthy, primarily the buzz surrounding the two new Integrated Resorts, the Formula One night race, low mortgage interest rates, high migration rate and the growing number of private banks catering to the well-heeled.

With this in mind, what are some of the most promising property investments in 2011? We singled out the following top ten.

Good Class Bungalows

Good Class Bungalows (GCBs) are always in demand due to their limited numbers. In fact, the ultra high net worth investors have always favoured the GCB market as they have shown good capital appreciation over 2009 and 2010. The most notable buyer so far is international celebrity Jet Li, who in 2009 snapped up a good class bungalow in Binjai Rise for a reported $19.8 million. The recent property curbs to tighten foreign ownership of this cream of the crop market has made GCBs out of reach and even more attractive.

Sentosa Cove

Billed as “the world’s most desirable address”, Sentosa Cove is home to some of the most expensive residential developments in Singapore. There is one landed bungalow at 34 Paradise Island now available for sale. The two-storey bungalow comes with an attic, a private berth and a swimming pool. Only the first storey comes lavishly furnished complete with art works and sculptures which are all included as part of the sale. The bungalow comes complete with your own private yacht, an Azimut 38 for a total price tag of S$20.5 million.

Boulevard Vue

Located in the premier shopping belt of Orchard Road, Boulevard Vue offers a collection of 26 limited edition bespoke apartments with generous sizes starting from 4,500 sq ft onwards. The apartments start from the seventh floor onwards and comprise one mansion per floor – each served by two private lifts. In addition, there are two penthouse units with their own swimming pools in the sky.  Amenities include two pools, gyms, spas and dining pavilions.

Robinson Suites

Robinson Suites is located in the New Downtown, where all the action is. Located within walking distance to the new Marina Bay Financial Centre (MBFC), within the Formula One night racing circuit, a stone throw’s away from Marina Bay Integrated Resorts, Singapore Flyer and Gardens By the Bay, Robinson Suites’ location and freehold status — the first within the Central Business District (CBD) — makes it a much sought after property.  Robinson Suites is a 42-storey building, comprising 167 residential units and 3 commercial units. River Valley has always been the choice area for well-to-do locals and expats with a significant number of good condominiums available in the area. Close to Orchard Road and the CBD yet located away from it in a tranquil, leafy neighbourhood, River Valley is a hot property location. Starlight Suites is one such property that has easy access to Somerset and Clarke Quay MRT stations and a 5 minutes’ drive away to Orchard Road. d’Leedon

CapitaLand’s project has been buzzing ever since the developer announced it had roped in world-renowned architect, Zaha Hadid to design this former Farrer Court site. Situated near to Holland Village and Bukit Timah areas, this development is surrounded by plenty of good schools and Orchard Road is only a 5-minute drive away. The developer just launched the first phase of this 1,715-unit, 36-storey condo which will comprise seven luxury residential towers and 12 villas.

Lakefront Residences

Located just next to Lakeside MRT station, Lakefront Residences is poised to tap onto the growth of Singapore’s second CBD in the Jurong Lake District. Developed by Keppel Land, it comprises 629 units, ranging from 1- to 4-bedroom units. Although not located in a prime area, the Jurong Lake District is an upcoming investment area to look out for as it will house hotels, shopping, dining facilities and two upcoming hospitals set to be completed in 2014 and early 2015.

路透社报道,城市土地学会(Urban Land Institute)及罗兵咸永道联合发表的报告预测,香港房地产投资市场于明年将会继续向好,发展前景排名有所倒退,但仍居亚太区第四位;而新加坡则取代上海,成为2011年最佳投资市场首位。

该份名为《2011亚太区房地产市场新兴趋势》的报告指出,相对欧美地区,亚太区大部份国家的财政表现较好,故对区内房地产市场的整体展望抱乐观态度,更被形容为“拨开云雾见青天”。

罗兵咸永道亚太区房地产税务主管苏国基表示,“作为亚洲的金融中心,香港有完善的司法制度,而且资金能自由流通,市场环境亦十分成熟,这些都是香港吸引投资者的利好因素。”

报告将新加坡评为2011年最佳房地产投资前景的市场,2010年则为第五位;而上海的排名则由首名退居次位。排名第三、四及五分别为孟买、香港和新德里。香港2010年度的排名为第二。

报告称,随着香港经济复苏,房地产市场再次受到瞩目,而对物业的炽热需求亦使租金上涨。尽管被访者对香港的房地产前景较为审慎,但由于 本地居民仍继续希望能迁入较大的单位,故预测住宅物业市场仍然向好。不论哪一项物业类别,最多受访者选择“持有物业”.但有超过三分一的受访者,在零售和 酒店物业类别中,选择“购买”。

至于新加坡则以其金融及高科技行业的兴旺,持续吸引投资者,被评为2011年最佳投资市场第一位。上海的排名下降,显示其物业价格上涨抑制了部分投资意欲。但根据整体的投资情绪,上海市场正在复苏。

中国买家在新加坡买房的比例,已和印度尼西亚人持平,除了新加坡的邻国马来西亚,中国买家已成为在新加坡置业最多的群体。

2011年1月1日,新加坡的投资移民门槛将大幅提高,在这短暂的时间通道中,众多中国富裕阶层对新加坡地产开始了新一波考察,某新加 坡驻香港的中介机构告诉记者:“过去,新加坡10套房子大约有7套是华人买的,现在10套有8套是华人买的,你可以想多出来的这一套的钱来自哪里,广州? 上海?浙江?”

在即将过去的一年,新加坡房价已经有过一轮大涨,但新加坡利率低、贷款容易、投资回报率高等优势依然吸引着大量担心货币贬值、对资产有全球化配置需求的中国富豪们。地缘和文化的接近,使得新加坡成为仅次于香港的投资热土。

财富阶层的担心

陈霖(化名)是个四川的小型开发商,在国内已有多处房产,他最近报名参加了12月8日出发的新加坡置业考察团,据他的观察,他生意圈子 里的朋友如果已经在北京或上海买过房子了,都希望再到香港或新加坡买个房子。“香港暂停购房移民后,如果移民的话,还是新加坡移民手续简单,成本低。多少 朋友买了不好统计,但肯定有好几个买了。”陈霖说。

陈霖这次去新加坡看的房子有两个,一个在乌节路,一个在金沙赌场。乌节路上的房子大约是10万元/平方米(人民币),而金沙赌场附近的 房子因为近年比较火热,单价为13万元/平方米。“新加坡讲的是使用面积,所以算下来,也不比北京的豪宅贵。”陈霖想买一个100平方米的房子,在北京, 陈霖去看了几次豪宅,“钓鱼台7号院年初才7万到8万元一平方米,现在风水好的那些二手房都到了20万一平方米了。我有个朋友买了一套,居然用了5000 多万,太贵太贵了。在北京玉渊潭公园旁的缘溪堂,二手房单价也要10万。我不知道我这次去看的楼盘,在当地定位是否和这几个北京豪宅差不多,但我一定要去 看看。反正北京的豪宅,户型特别大,都是3000万、4000万起步,我不会把钱一下子全放在这里。北京那点人均收入,也敢标个20万元/平方米,我还是 去新加坡看看吧。”做粮食加工起家的陈霖每一分钱来之不易,每一次资产配置他都非常小心谨慎。

陈霖经常阅读财经新闻,他知道新加坡的房价已经在今年涨过一次了,对未来的升值空间有些担心,但中介的话打消了陈霖的顾虑,“虽然新加 坡已经大涨过一次了,回到了1996年房价最高的时候,但你想想,那个时候钱多么金贵,现在钱是个啥样”。2000万元对于陈霖来说是笔不算小的钱,所以 陈霖决定再去现场考察一番。“不知道钱拿着干嘛!”

当然,儿子一直在新加坡读国际学校也是陈霖在新加坡买房的重要理由,“儿子在台湾人家住着,一个月也要花10000多人民币,菲佣一人 照看8个小孩子,我担心孩子吃住都不好,想买个房子,请个人来照顾孩子。我有时间过去看孩子,也有个落脚的地方。”妻子是公务员的陈霖,显然只能选择这样 的方式,新加坡是双语教学,国际学校特别多,很多中国人过去,都是为了让孩子在当地读书。“在我们老家读公立学校,学习太差,老被老师教训,对孩子成长不 好。我们当地没有国际学校,如果要读国际学校,就只有去上海、北京,花费差不多,质量却差挺多。我们距离新加坡也不远,我还不如去新加坡呢。”陈霖到孩子 的班上一看,很吃惊,班里的学生基本都是中国来的。“四川的都有3个,2个是家里做房地产的,那家已经在新加坡买房子了,以前我们还认识”。真有点大水冲 了龙王庙的感觉了。

低息的诱惑

11月初的一次房展上,各地的商会领导都被邀请到现场观看新加坡的住宅,此外,还有被各种机构列为“有产者”的人来观看,他们大部分都 是中老年妇女。外资银行的人穿梭在这群“富人”中介绍怎么去国外置业。“在我们银行开个户,把钱存进去,到了新加坡,我们都有分行,你只要在我们当地的分 行刷卡就可以了,每一次你可以用一个身份证开一个户,一张卡可以刷100万人民币进去,24小时之后可以再刷100万,1000万很快就可以刷过去。”

但其实在新加坡买房不必带这么多真金白银,新加坡地产公司远东机构向记者介绍,他认为这其实直接导致了新加坡政府明年提高移民门槛。 “新加坡买房移民有一档是200万新币,可以用100万买房子,100万买新加坡的基金,但其实买的是期房,100万不必立刻全款到账,新加坡规定,买期 房首付只用付20%,随后的款随着工程进度来给付,而按照买房移民的流程,申请移民在先,买房在后,很可能移民下来了,还支付了房子的首付,这样只用 120万新币就可以办成移民且购买了住房,所以现在新加坡政府就要取消这个200万新币的类别。”

在新加坡买房,即便在别国工作,还可以享受贷款,利率更是低得惊人,2%左右的低息环境不亚于香港。

一家新加坡地产商上海分公司的负责人称:“之前组织过的买房人,没有贷款办不下来的。”

一个在设在深圳的新加坡中介机构则告诉记者:“只要钱能运到香港,多少钱都可以拿到新加坡去。”目前实施的外汇管制,即居民年使用5万美金的额度,对中国买家而言是没有约束力的,他们在如意输出囊中资产。

中国政府官员对富人走出国门做资产配置也是司空见惯,一位商务部的官员对记者说:“现在肯定有数不清的中国钱不断地涌出去,数量上不好估计,但投资或者买房产多种形式出去的,的确是太多了。”

当然,投资回报率是富人在新加坡置业的一个重要因素,一个新加坡中国新移民告诉记者,他们小区有很多是温州人买的,他们对出租收益算得 比较清。据记者了解,如果在新加坡的繁华地带譬如赌场,买个1000万人民币的房子月租金收入可达3万—4万元人民币,而在北京,1000万的房子,月租 金也就1万元出头。(本报记者张斌对本文亦有贡献)

These mini-apartments and Holland-V style shops seem to be the latest collectibles for these property buyers.

Even though I’m not a big fan of these mini-houses, but they appear to be on top of investors shopping list at the moment, as projects like Centra Studio, Leicester Suites and Haig162 can attest to. Which sold out in a matter of days. (Leicester Suites did it in under 2 hours!)

Why? Well, the biggest reason being that mini-apartments, because of their small sizes, are low in overall investment amount and thus has lower risk.

Loft@Nathan is a freehold development on the corner of Nathan Road and River Valley Road. It’s a mixed development: 121 apartments plus 26 shops.

Buy The Scala and you can go anywhere. At least, that’s what they want you to consider. This is because The Scala is just next door to Lorong Chuan MRT and Lorong Chuan MRT (Circle line) is well connected to the Red, Purple and Green lines.

This is very convenient because you are less than 25 minutes away from major city areas like Orchard, Raffles Place and Harbourfront, and less than 10 minutes from Paya Lebar. And believe me, the developer has gone to great pains to point this out.

However, in my opinion, I think it is over-rated. Sure, it’s super convenient to have the MRT at your doorstep but there are no major supermarket or food centre within 300 metres to service the residence and its neighbours. If The Scala is located next to Serangoon MRT instead, I’d have given it 5 stars for location.

The plus point is the MRT track is underground. Which means, you get the convenience without the running track noise.

The development, according to the specification, comes with quality stuff like marble and solid timber floorings, well-made wardrobes and kitchen cabinets. In fact, the developer is also throwing-in branded appliances like refrigerators, and washers and dryers , ovens for the 2 bedders (and up), and microwave ovens for the 1 bedder to sweeten the deal ( I wonder who pays for it?).

On the creative side, they came up with a Salad Pavilion, a Pizza Oven Pavilion and a Tea Pavilion. If you’ve got friends over, why not hangout at these pavilions instead of messing up your beautiful new home, right? But seriously, I think they are more cosmetic than functional.

The theme of this project is quite fuzzy, actually. The design is modern, but at the same time, normal looking. Nothing really stands out and I think it’s just over-hyped.

However, the development is in a good location and come with a host of facilities and beautiful landscapes. You can also expect quality finishing and built from this developer, so if it appeals to you and the price is right, then go ahead.

Haig162 isn’t designed with family living in mind.

64% of the units are less than 400 sq ft in size. One bedroom size starts from 344 sq ft and two bedrooms from 581 sq ft. Is Haig162 suited for the family or someone planning to have one?

Maybe first-time home owners would be interested. To those who prefer private properties to HDB flats, Haig162 presents an affordable option, if they are okay with the size and layout. You can expect the per square foot price to be high, but the total investment amount (quantum) can also be expected to be more affordable compared to large units. For new buyers, this means lower down payments and loan amount, thus lowering risk. This might also appeal to investors because of its low total investment.

But what quality of life will the eventual occupants have? I mean the average size is smaller than my university hostel!
